Residential Property Management Services

  1. Preparing property to rent:
  2. - Preview property
    - Arrange for necessary cleaning, painting, repairs, etc.

  3. Advertising property:
  4. - Local Newspaper
    - Professional yard sign
    - Distribution of rental information to other property managers

  5. Showing Property:
  6. - Meeting with potential tenants to show the property
    - Giving out the application

  7. Choosing the tenants:
  8. - Run complete credit reports
    - Talk to former landlords
    - Talk to employers
    - Check given references

  9. Setting up rental account:
  10. - Collect rent and deposits
    - Pay outstanding bills on owner's behalf
    - Pay management bill
    - Send balance to owner

  11. Lease agreement / Tenant move - in:
  12. - Draw up rental agreement
    - Do five page walk-thru with tenant
    - Take up to 100 pictures of interior and exterior of property
    - Give tenant applicable keys, garage door controllers and other associated items needed for his/her tenancy

  13. Monthly services:
  14. - Collect rent
    - Pay bills authorized by owner such as home owners dues, mortgage payments, etc.
    - Arrange for any repairs as authorized by owner; we have a complete list of licensed, bonded contractors available for all aspects of your property needs.
    - Do Walk-thru inspections as needed

SERVICES AND FEE SCHEDULE:

A) Set - up:

  1. Preparing the property to rent
  2. Advertising the property - owner pays for all advertising
  3. Showing the property
  4. Securing the tenant
  5. Preparing lease agreement and other associated paperwork
  6. Doing the walk-thru with tenant and taking pictures


  7. Total cost: one half of a full month's rent

B) MONTHLY SERVICE:

  1. Collect rents
  2. Pay bills
  3. Arrange repairs
  4. Do a Walk-through


  5. Total cost: Eight percent of one full month's rent

NOTE:

Owners need not sign up for monthly services to receive the set-up service.
